Terms
Effective October 14, 2026. If this changes, we'll post the new version here and email account holders.
These terms are an agreement between you and Sandy Coast Management Group, LLC, doing business as BanditBeacon ("we"), which operates BanditBeacon, including its EstateScoop real estate category. They apply when you scan a sign, view a listing, send an inquiry or use an owner account. By using BanditBeacon, you agree to them. Our privacy policy explains how we handle personal information.
What BanditBeacon does
BanditBeacon connects a physical sign to an online listing. Visitors scan the sign's QR code or enter its code, see the listing, and can contact the owner. Owners get the inquiry, with the sign it came from. We are not a real estate broker or agent, and we are not a party to any sale, rental or other deal between owners and visitors. Listing information comes from owners; we don't verify it.
The service is in a private pilot. Features may change, and the service may sometimes be unavailable while we improve it.
For visitors
- You don't need an account. Send inquiries only about listings you are genuinely interested in, using your own contact details.
- We deliver your inquiry to the owner, but we can't guarantee that they will reply, or when.
- The Call button opens your phone's dialer. We don't place, connect or record calls, and your carrier's normal charges apply.
- Check important details, such as price, availability and condition, directly with the owner before you rely on them.
Owner accounts
- You must be at least 18, give accurate information, and keep your password secure. You are responsible for what happens in your workspace.
- You must confirm your email address before you can publish a listing.
- If you use BanditBeacon on behalf of a business or brokerage, you confirm that you have authority to accept these terms for it.
Listings
- Your listings must be accurate, and you must have the right to advertise what you list.
- You are responsible for complying with the laws that apply to your listings, including fair housing laws and, if you are a licensed agent, your license and brokerage advertising rules. Don't publish anything discriminatory, misleading or illegal.
- You keep ownership of what you publish. You give us permission to host, display and deliver it to provide the service, for as long as it's published.
Your public page
- Your public page must represent you or your business truthfully. Use only names, logos and images you have the right to use, and don't imitate another person or business.
- The same rules as for listings apply to its content. We may hide a page that breaks these terms, and you can hide or change it at any time.
- Your page address is first come, first served. We may reclaim an address that is misleading or infringes someone else's rights.
Signs and sign codes
- Place signs only where it's lawful to do so and where you have the property owner's permission. Placement rules vary by location; checking them is your responsibility. BanditBeacon works with printed codes and doesn't make any sign placement lawful.
- Each sign gets a code (for example, ES-4827) and a QR code that point to BanditBeacon. While a sign is active and connected to a published listing, they open that listing. If you pause or retire a sign, unpublish its listing, or close your account, visitors see a page saying the listing isn't available.
- Test a printed sign before you rely on it. We aren't responsible for printing errors, or for codes that can't be read because of damage, placement or lighting.
Using inquiries
When a visitor sends an inquiry, they agree that you may contact them about that listing, by the methods they chose. You agree to:
- use their details only to respond about that listing, by those methods;
- not add them to marketing lists, sell or share their details, or contact them about other things without their separate consent;
- follow the laws on calls, texts and email, including stopping when someone asks you to;
- keep their details secure, and delete them when you no longer need them.
Acceptable use
Don't use BanditBeacon to send spam, impersonate anyone, harass people, or list anything illegal. Don't try to get around rate limits, access other people's workspaces, scrape the service, or disrupt it.
Reports, removal and suspension
Anyone can report a listing. We may remove listings, pause signs, or suspend or close accounts that break these terms or the law, or that put people at risk. Where we reasonably can, we'll tell you why.
Fees
We won't charge you without your agreement. If we introduce paid plans, we'll tell you the price before it applies, and you can choose whether to continue.
Ending
You can stop using BanditBeacon at any time. To close your account and delete its data, write to support@banditbeacon.com. We may end the pilot or your access with reasonable notice, or immediately for serious or repeated breaches.
Disclaimers and liability
We provide BanditBeacon "as is" and "as available", without warranties of any kind, to the extent the law allows. We aren't responsible for owners' listings or conduct, for visitors' inquiries, or for any deal between them. To the extent the law allows, we aren't liable for indirect or consequential losses, and our total liability for any claim relating to the service is limited to the greater of the amount you paid us in the 12 months before the claim, or $100. Some places don't allow these limits, so they may not apply to you.
Owners agree to cover our reasonable costs from claims caused by their listings, signs or use of inquiries in breach of these terms.
Governing law and changes
These terms are governed by the laws of South Carolina, United States, apart from their conflict-of-law rules. If we change these terms, we'll post the new version here with its date, and email account holders about significant changes before they take effect.
